Kingston is spread out. The drive from Barriefield in the east to Cataraqui Westbrook in the west crosses the Cataraqui River and most of the city, and plenty of contractors quietly avoid one end or the other.

Each part of Kingston was built in a different era, and each era brings its own drywall and plaster work.
Much of the housing here predates 1900, finished in lath and plaster rather than drywall. Parts of Sydenham Ward sit inside the Old Sydenham Heritage Conservation District, so we plan work with that in mind.
Narrow streets and no driveways mean board is hand-carried from the curb, and we plan deliveries around parking. Most calls here start with plaster repair, not new board.
Dense student rentals with high turnover. Landlords and property managers need doorknob holes, anchor holes and scuffed corners fixed between leases, usually in the tight window before late August move-in.
We batch several units in a single visit and invoice property managers directly.
A mix of older homes, apartments above shops and small commercial spaces along Princess Street. Residential repairs and light commercial fit-outs often happen on the same block.
Access is tight and parking is limited, so we plan short, efficient visits.
Mostly 1950s and 1960s bungalows and storey-and-a-halfs. We see early drywall over plaster-era framing, stipple ceilings and small rear additions that need tying into the original walls.
Portsmouth Village adds older limestone homes near the harbour to the mix.
Built mainly in the 1970s and 1980s, these homes have stipple ceilings almost everywhere and many basements that were never finished.
Popcorn ceiling removal and basement boarding are the two biggest jobs here.
Newer homes on the western edge of the city. Nail pops and small cracks show up in years two and three as framing lumber dries.
We also work with builders here on new construction and basement finishing.
East of the Cataraqui River, near CFB Kingston. Military postings bring regular home sales, so we do a lot of repair-before-sale and move-in work here.
Barriefield Village is a heritage conservation district with 19th-century homes that need careful plaster work.
Older housing stock and a high share of rental properties. Work here is mostly repairs: patches, water damage and ceilings.
The Inner Harbour also has converted industrial buildings with their own drywall challenges.

For a drywaller, Kingston is really two cities. One is the pre-1940 plaster city in the core and older villages. The other is the post-1970 drywall city of the suburbs.
Most contractors are only comfortable in one. Plaster needs setting compounds, plaster washers and patience; modern drywall needs speed and clean finishing.
