Building Permits and Heritage Rules in Kingston
Drywall work that is part of a renovation with new walls, plumbing or a bedroom generally needs a permit from City of Kingston Building Services. The city inspects framing and then insulation and vapour barrier before any board goes up.
Kingston also has several heritage conservation districts, including Old Sydenham downtown and Barriefield Village, one of the earliest in Ontario. Exterior changes there need a heritage permit, and interior plaster work on designated buildings may too, so we check before we start.

Kingston Neighbourhoods and the Drywall Work They Need
Each part of Kingston was built in a different era, and each era brings its own drywall and plaster problems.
Queen's Campus and the University District
Dense student rentals mean high turnover and steady damage between leases. Landlords need doorknob holes and scuffed corners fixed in the window before the late-August move-in.
Williamsville and the Princess Street Corridor
Older homes, apartments above shops and small commercial spaces share the same blocks. Residential repairs and light commercial fit-outs often happen on one street.
Portsmouth, Polson Park and Calvin Park
Mostly 1950s and 1960s bungalows and storey-and-a-halfs, with early drywall, stipple ceilings and small rear additions. Portsmouth Village adds older limestone homes near the harbour.
Bayridge, Reddendale and the West End
Built mainly in the 1970s and 1980s, with stipple ceilings almost everywhere and many unfinished basements. Popcorn ceiling removal is the biggest job here.
Westbrook and the New Subdivisions
Newer homes on the western edge show nail pops and hairline cracks in years two and three as framing lumber dries. We also board new construction and basements for builders here.
Kingston East, Greenwood Park and Barriefield
East of the Cataraqui River near CFB Kingston, military postings drive regular home sales and repair-before-sale work. Barriefield Village has 19th-century homes that need careful plaster work.
Rideau Heights and the Inner Harbour
Older housing with a high share of rentals, so the work is mostly patches, water damage and ceilings. The Inner Harbour also has converted industrial buildings with their own challenges.

Why Kingston Needs Two Kinds of Drywall Trade
Kingston effectively has two housing stocks: a pre-1940 plaster city in the core and older villages, and a post-1970 drywall city in the suburbs. Most contractors are comfortable in only one.
Plaster needs setting compounds, plaster washers and patience; modern drywall needs speed and clean finishing. Our crews skim a cracked plaster wall in Sydenham Ward in the morning and fix nail pops in Westbrook after lunch.

How Kingston's Climate Affects Drywall
Lake Ontario gives Kingston humid summers and cold, dry winters, and that swing moves framing every season. It is the main reason cracks reappear over doors and windows each spring.
Shallow limestone bedrock across much of the city also means many basements are shallow, cool and damp, so we use moisture resistant board below grade and keep board off the slab. In summer, high humidity adds drying time to every coat of compound.
